How We Can Help Before Construction Even Starts
So much of the “heavy lifting,” so to speak, of a commercial project is done before construction begins. For example, we coordinate each facet of the engineering/design phase with all necessary parties, up to and including any and all revisions with the engineers as well as the architects.
A strong majority of these projects require city and county permits. We obtain all of those so that you don’t have to worry about that. We also put together submittal packages for official review, as we see it as one more way to keep the process as seamless as possible.
In terms of contractors, we make sure that each trade contractor understands the scope of work and then we solicit and obtain the bid from each contractor. This helps in many ways, not the least of which is in putting together a full budget analysis report which is based on the estimated costs.
From there, we prepare a schedule with clear, defined milestones for each phase of the process going forward.
Doing What Must Be Done Once Construction Begins
Once the construction gets into gear, so do we. From there, we oversee the contractors: making sure that they’re meeting all required tasks, that their work is at the level of quality it should be, that their invoicing and verified progress correlates with the payment amount, and more.
Beyond that, we schedule and meet with city inspectors as well as any other necessary regulating agencies, obtaining the final occupancy permit when the time is right.
Of course, the most important party that we meet with is you. We hold online and/or in-person biweekly progressing meetings with project owners so that everyone knows what they need to know throughout.
